Toll Brothers does not require buyers to obtain their home financing from our subsidiary, TBI Mortgage Company. However, to ensure our homes are sold to qualified prospects, we do require all buyers to submit a mortgage application to TBI Mortgage once their contract is signed. Since TBI Mortgage is dedicated to servicing Toll Brothers clients, the loan review process is convenient and there is no application fee or origination fee when applying for a loan. While many Toll Brothers buyers indicate they may obtain home financing from another lender, the majority of our buyers secure their financing through TBI Mortgage after comparing their level of service, new home financing expertise and competitive rates.

In most of the models I have viewed, the master bath is huge, the other bathrooms are small. I have a disabled sister and mother living with me, and most of the floor plans I have viewed do not work. I need a single story home, with a bathroom that has enough room to enter with a wheelchair and transfer a person to a bath. Do you offer these?

    1. Toll Brothers

Hello Mary Beth, thank you for your comment. Yes, we certainly work with our buyers to make the home of your choice work for your particular circumstances. We suggest you contact the sales team at the neighborhood you are most interested in with homes that may suit you best. The sales team will be able to share what changes can be made to work for your situation.

Hi! We have built three different times in our 33 year marriage. Now, several of our friends agree with us that we no longer need 3,000 plus square feet! Could there be a traditional looking home that has great design, lots of high-end finish, and meets the needs of empty nesters in southwest Plano or North Dallas?

You have a new development in Shelton, CT too bad you don’t have a bedroom downstairs, some of us have an older person living with them and in the future might not be able to make it upstairs.

I visited your community at Casabella at Windermere, FL. I commend you for the way you build homes paying great attention to detail. I like the Malaqa home but as you know it is a one-story home and I am concern that the elevation is too low. It would be better if it could be elevated by 2 additional feet. Is this something you can do?

Hello Weston, thank you for your comment. Toll Brothers does not currently have any plans to build in Middletown, Delaware, but we are always looking for opportunities to expand in new areas. We do have our High Pointe at St. Georges community which is only about 5-10 minutes from Middletown and is actually closer to I-95, Wilmington, and Philadelphia. I’ll be moving to Las Vegas next year and am interested in the new Toll Brothers 55+ development called Regency at Summerlin. I would like more information on the model homes and price range. P.S. I have two friends also buying in the area!

  6. Larry

Is the process to first buy the lot from a Toll Brothers community, then decide on a plan and features? Does Toll Brothers have any lots available in south west Florida? How would I get the process started?

    1. Toll Brothers

Hello Larry, thank you for your comment and interest in Toll Brothers! You’re correct, the home buying process starts with you selecting a Toll Brothers community of your choice, then deciding which lot you’d like to purchase within that community. Once you’ve selected your lot, next you will decide which home design you’d like to build, and then you’ll visit a Toll Brothers Design Studio to select each of your home features. We’re currently building three new communities in southwest Florida including Bonita Lakes, Cordova at Spanish Wells, and Palazzo at Naples. To learn more about each of these communities, please visit our website –, or contact our Florida Online Concierge Team at 844-871-7466 or
